{"id":37,"date":"2026-03-02T08:18:04","date_gmt":"2026-03-02T13:18:04","guid":{"rendered":"https:\/\/www.northshorerealestateteam.com\/blog\/?p=37"},"modified":"2026-04-03T00:22:22","modified_gmt":"2026-04-03T04:22:22","slug":"trends-in-north-shore-real-estate","status":"publish","type":"post","link":"https:\/\/www.northshorerealestateteam.com\/blog\/trends-in-north-shore-real-estate\/","title":{"rendered":"Trends in North Shore Real Estate"},"content":{"rendered":"\n<p><a href=\"https:\/\/www.bestversionmedia.com\/article\/2026-02-spring-2026-outlook-for-real-estate-in-lynn-valley\/\"><em>As seen in the Neighbours of Lynn Valley Magazine<\/em><\/a><\/p>\n\n\n\n<p>Rather than focusing on prices\u2014which, let\u2019s face it, haven\u2019t budged much in North Vancouver for a few years\u2014let\u2019s look at the physical characteristics of homes that are becoming more or less desirable to buyers.<\/p>\n\n\n\n<p>In a buyer\u2019s market, which we\u2019ve been in for at least a year and a half, it\u2019s increasingly important that the property you\u2019re selling appeals to a larger portion of the market.<\/p>\n\n\n\n<p>For single-family homes, large total interior square footage was highly desirable for many years. Homes built in the \u201990s and later often boasted up to 5,000 square feet. Nowadays, that\u2019s recognized as impractical for most people. Not only is there an enormous amount of space to maintain, but family sizes are smaller than they used to be, and people place a higher value on usable space.<\/p>\n\n\n\n<p>How we use space has been the focus of interior design for decades, producing smaller but more flexible layouts that support everyday living, entertaining, working and more. This includes not only indoor space but how it connects to outdoor space. Think about how exterior doors have evolved: in the \u201950s there was a single wooden door to a small patio\u2014you were either inside or outside. Then sliding doors became common, with screens that allowed the door to be left open when weather permitted. Now the most desirable feature is glass accordion doors that create a seamless transition from an open-concept kitchen and great room to a large covered outdoor patio.<\/p>\n\n\n\n<p>People clearly care more about outdoor living space than they used to. A smaller total interior square footage can still be desirable if the functionality matches what buyers want.<\/p>\n\n\n\n<p>In the condominium market, the trend has gone the other way. For much of the past 20 years, developers focused on delivering what investors demanded: rentable units at the lowest possible price. That produced 1\u2011 and 2\u2011bedroom condos under 600 and 800 square feet, respectively, with bedrooms that often can\u2019t fit a queen bed, no dedicated dining area, tiny closets, narrow living rooms and virtually no storage.<\/p>\n\n\n\n<p>While people can live with less, most don\u2019t aspire to; they see it as temporary \u201cuntil they can find something better.\u201d That\u2019s fine for investor-owners, who can replace tenants every few years. But the rental market has softened considerably, with average rents down around 15% in many areas.
